SMYRNA, Tenn. (WKRN) – The Town of Smyrna will soon break ground on a nearly $200 million project that aims to offer a mixed-use space unlike anywhere else in the county.
The 44-acre development sits on a piece of land purchased by the Town of Smyrna decades ago. Sewart’s Landing will offer retail, dining, living, and office space.
“[When] I came to work here five and a half years ago, one of the first things the town asked me to do was to find the right project for this property, and we held out, found the right project, the right developer with the right vision that aligned with the town,” Smyrna Town Manager Brian Hercules said.
Located just off Sam Ridley Parkway near Motlow College, the design is named after the town’s former air force base.
Project leads at Equitable Property Company and JLL said they want the space to stand out.
“[It’s] unlike anything else really in Rutherford County; we’re very focused on the pedestrian experience, so this is a place you can come and eat, shop, drink, enjoy music,” Equitable Property Company President Land Deleot said.
In addition, the space will also include 400,000 square feet of medical offices, a curated mix of local and national retailers, two hotels, 75 condos or townhomes for sale, and even a Wawa gas station.
“Today in Nashville’s market, overall we have historically low supply. Sewart’s landing offers a Class-A retail product that is very limited, and so I think that’s why we’re seeing a lot of interest early on,” said Kipper Worthington, vice president of retail leasing at JLL.
Sewart’s Landing aims to be a place where area residents can take a quick trip or spend an entire day.
“[Guests can] come park their car, enjoy maybe a grocer, maybe a retailer, enjoy a glass of wine on the boulevard in one of the jewel boxes,” Deleot said.
Developers plan to break ground on Phase 1 in roughly 90 days and hope to open in the spring of 2025.
“Smyrna’s been very blessed; we’ve had a great commercial growth, great residential growth, but this opportunity brings that next-level of retail, the next level of business opportunity,” Hercules said.

SMYRNA, Tenn. (WKRN) — The Smyrna community is recovering after multiple days of storms, some even carrying straight line winds. As some residents spent Saturday clearing yards and driveways, others were busy helping the town’s Independence Day Celebration move forward.
On Saturday, July 1, crews at the Smyrna Airport assisted with a flight school Cessna 172 that had flipped over during storms, according to Airport Executive Director John Black. Another flight school aircraft was reportedly turned on its top amid Friday’s severe weather.
Not far from the airport, at Victory Lee Recreation Park, organizers worked to keep up with storm damage ahead of the Smyrna Independence Day Celebration.
“Seems like we’ve cleaned up enough branches and limbs for enough trees in the town of Smyrna,” Recreation Programs Supervisor Marty Smith said. “We had another [storm] blow through this afternoon — lost some tents, lost some tree limbs, but everybody has stuck it out with us and we’re ready to roll now.”
The event’s start time was delayed by one hour, and bands were cancelled due to the threat of lightning and metal stage. Nonetheless, crews worked around the clock to make sure the celebration, including the fireworks carried on.
“I grew up in the town, so it’s always fun to come back and work for the town I grew up in, and I used to watch the fireworks as a kid, so just to see the community come out and enjoy it with us, it’s an honor to get to do it,” Smith told News 2.
Over in west Smyrna, not far from downtown, residents worked to recover from yet another batch of strong storms. Sharon Meredith woke up Saturday to a giant tree on top of her garage.
“It was just a loud boom and the house shuttered,” Sharon Meredith recalled. “The really funny part was we just moved everything out of storage and into the garage yesterday, and then that got us last night.”
Meredith and her neighbors hoped to celebrate the remainder of the holiday weekend in peace, however, experts recommend staying weather aware and having a working weather radio to alert you of any hazardous storms.
“It’s been an interesting two days,” Meredith said. “I don’t want a repeat of the damage we’ve already had.”

SMYRNA, Tenn. (WKRN) — Growth is a pretty important piece of Brian Hercules’ job.
“The challenges for the town manager are to make sure that we (have) roads, and we (have) all those things that people expect to have,” he said.
High speed internet is one of those expectations.
Last summer, Google Fiber announced it was coming to Smyrna.
“That was pretty big for us,” said Hercules.
At that time, Nashville was the only city in Tennessee that Google Fiber serviced.
“It’s just a really great town,” said Ryun Jackson. “(It’s a) close knit community and a really well run city and that’s one of the reasons we chose.”
Jackson is the manager of government and community affairs for Google Fiber, and said over the last year they’ve been building out their fiber network across multiple neighborhoods in town.
“We’re so excited to enter into Smyrna and give the residents of Smyrna that optionality from a residential perspective and also from a small business perspective as well,” he said.
Hercules believes giving the city another option for high-speed internet will also help attract new businesses coming to the area.
“Internet has become a utility today,” he said. “In the past, internet and all those things were kind of seen as a secondary, but just as important as anything you do in a building today is internet access, and fiber capability is a much needed process.”
It’s another thing Hercules is looking at, as he works to make sure the city is keeping up with the growth.
“We have a lot of citizens that would like to see us stay a small little town, and we’re trying to keep that local town feel to our community, but if you’re not growing, you become stagnant,” he said.
Jackson said they are working to expand so they can be accessible across the entire town of Smyrna over the next several years. He said Google Fiber is looking to expand to other parts of Middle Tennessee; officials are hoping to make an announcement about their next location in the next month.
Some subdivisions eligible for Google Fiber services include Buckingham Place, Buckingham Hills, Woodcrest, and Woodmont.
Google Fiber said this does not mean that all addresses in these subdivisions are eligible since they are still in the early stages of launching.

MURFREESBORO, Tenn. – Springs Empower Academy, a K-8 tuition-free public charter school focused on individualized learning, announced that during its October 5, 2023, meeting, the Town of Smyrna Planning and Zoning Commission approved the building and site design for its new facility in Rutherford County. RUTHERFORD COUNTY, Tenn. (WKRN) — The push to bring a new regional forensics center to Rutherford County is off to a rocky start.
“I was disappointed, but we aren’t done yet,” said Rutherford County Mayor Joe Carr.
Carr was at the Sept. 7 Budget and Finance Committee meeting, asking for $1 million to fund architectural and design fees for the proposed center.
“(There’s a) burden that is (being) placed on the forensics center in Nashville,” he said. “It services 53 counties in Tennessee and they are kind of locked in, and so we got some challenges here in Rutherford County as a result of that that we need to address.”
For years, county mayors have pushed to make this dream a reality; Carr’s hope is to use 10 acres of land off Weakley Lane in Smyrna to build this center.
News 2 spoke to Carr back in March, who was optimistic after a proposed $21 million in federal funding was offered from Gov. Bill Lee’s office to push things forward.
“We were told quite unexpectedly that we were not on the agenda,” he said. “They had moved in a different direction, so I was surprised and very disappointed, and quite honestly felt mislead.”
However, Carr said that didn’t stop him.
The county’s Public Safety Committee recently added plans to build a new EMS center on the same property, which brought up concerns at Thursday’s meeting.
Other members also questioned funding, but Carr said the county has to make an investment so others can jump on board.
“They are going to partner with you once they know you’re committed,” he said. “We’ve not demonstrated any level of commitment yet, other than a lot of debate and conversation.”
Even though the committee has said no, Carr will continue to fight for this center because he believes it’s something the area needs.
“I wouldn’t spend the time and the energy on something like this if I didn’t think it was absolutely important for Rutherford County,” he said.
According to Carr, county commissioners will vote on approving funding for the architectural and design fees at the Sept. 14 meeting.
He said if they vote yes, the county could discuss how they could fund the center during next year’s budget. If they say no, they would have to start the entire process over.
News 2 reached out to the governor’s office for a response on what happened with the proposed grant funding. His press secretary said they are working to gather information to provide to News 2.
